1. The home owner decided to stage their home
Home staging is a new and growing trend. It may not necessarily make your home sell for more, especially in a challenging market, but it can lessen the amount of time it takes.

2. Poor Landscaping / It's a "drive-by"
The exterior of your home and the land surrounding it are the first impression of what a potential buyer sees. If the home fails to grab their attention, or diverts it elsewhere, you may lose a potential buyer, even if the interior of your home is immaculate.

3. Location
When you purchase a home, it's important to bear in mind the importantance of the location, especially when it comes time to sell it. Purchasing a home in a rough location - such as near the train tracks, near the neighbor with the wolves for pets, or next to the fire department's whistle blower may not be the smartest ideas.

4. Condition and Age of Home
Some homes will sell faster because they are newer. First-time buyers with enough cash will opt for a newer house as they can expect fewer needed repairs.

5. Schools
A big one - a home in a town with good schools is a major advantage. Parents will often make this the single most important deciding factor. Homes in towns with good schools are more marketable, and may even make up for a house in poor or fair condition.

6. Jobs
The reason why people are willing to pay hundreds of thousands of dollars to live in New York City is because that's where the jobs are. The closer your home is to a potential job center, the more the value goes up.

7. Waterfront Property
There is something about the waterfront properties that always attract a plethora of buyers. Some say it's the romantic backdrop it provides, others claim, the open space, in any case, it's a good thing.
