Selling a home can be a highly time consuming task. Many skills are required just to fill out paperwork to sell a home. Even more skills are required to get top dollar for your home. Selling a home requires marketing, information technology, law, finance, and negotiation skills. If you lack knowledge in any of these areas and you do not have much experience in at least most of these, you may actually sell your house, however you will probably not receive anything near market price.

With my sales experience and combined training, I have all the necessary skills to make your transaction a success and deliver a fair market price for your home. As a realtor, I will adhere to a strict code of ethics. This ensures that your home is part of a transaction full of honesty and integrity.

To help sell your home, I must determine a fair market value of your home. This involves conducting a CMA, or a Comparative Market Analysis. In a CMA, your home is compared to similar homes that are for sale right now and homes that have recently been sold. Price appreciation is also factored in. Special features such as spectacular landscaping, or a gorgeous staircase that you made yourself may also increase the value of your home. However, if you don't know the value of your home, and the value of it's special features (every home has some!) you may potentially sell your home for less then it's market value.

Extensive marketing is used to bring in buyers. This includes internet marketing, and print ads. The Multiple Listing Service, or the MLS is where your home is also listed will allow every other licensed real estate agent to view and potentially bring buyers for your home.

Your home also appears on a variety of websites, such as Century21.Com, Century21calabrese.com, JohnVlachos.com, and others!

As always, we hire professionals because we know they have a level of expertise in the particular area in question. For example, if we have a legal matter we may hire a lawyer. Anyone could read a law book, and perhaps make a defense for themselves, but this rarely happens. It rarely happens simply for the reason that we know, a level of experience and knowledge is required to successful in a courtroom. Why would you let yourself sell perhaps your largest asset, unless you can honestly consider yourself an expert?
